Makati is not short on parking spaces. What it is short on is obvious, affordable parking. The business districts are designed for offices, not private cars, so the best deals are usually hidden in plain sight. Over time, through trial, error, and a few parking fines I’d rather forget, I’ve figured out where to park smartly without paying premium rates.

This guide breaks down the most practical areas and strategies to find affordable parking in Makati’s busiest districts — Salcedo, Legazpi, Ayala, and nearby zones.

Understanding Why Parking Is Expensive in Makati

Before looking for cheap parking, it helps to understand why prices are high in the first place. Makati is the heart of Metro Manila’s business activity. Thousands of employees drive in daily, competing for limited parking slots. Office buildings know this and price accordingly. Mall parking prioritises shoppers, not long-stay workers. Demand is constant, so prices stay high.

The trick isn’t fighting this system — it’s stepping just outside of it.

Salcedo Village: Affordable Parking If You Know Where to Look

Salcedo Village is packed with offices, cafés, and residential buildings. On the surface, parking looks expensive — especially around Leviste Street and HV Dela Costa. But walk or drive a little deeper into the village and things change.

Many of these buildings quietly allow non-residents to park on an hourly or daily basis. They don’t advertise it, but the guards know the system.

A simple “Pwede po bang mag-park?” goes a long way.

Monthly Parking: The Cheapest Option for Regular Drivers

If you drive to Makati more than three times a week, daily parking is almost always a losing game. Even “cheap” hourly rates add up quickly.

From what I’ve seen, monthly parking in private buildings or residential slots is often far cheaper than paying daily rates. Many drivers don’t realise they’re paying double simply because they never asked about monthly options.

In recent years, peer-to-peer parking platforms like Leeveit have changed how people park in Makati. Instead of relying on commercial parking buildings, drivers can now rent unused slots from condo owners, homeowners, or small property owners.

From experience, these spaces are:

  • cheaper than commercial parking
  • closer to residential areas
  • less crowded
  • more flexible

Many of these slots sit unused during office hours, making them ideal for daily parking. For drivers who work in Makati, this option often becomes the most practical long-term solution.

Timing Matters More Than You Think

Even affordable parking becomes hard to find during peak hours. Arriving just 15–20 minutes earlier can open up cheaper options that disappear once offices fill up.

Early mornings and mid-afternoons tend to offer more flexibility. Late mornings and early evenings are the toughest times.

Asking Guards Is Still One of the Best Tactics

Apps are useful, but guards know more than any map. They know:

  • which parking buildings are full
  • which ones allow outsiders
